TwentyThree Projects takes its name from a standard, not a number. Twenty-three is the  number worn by those who arrive first and leave last. Who hold themselves to a level others  set as a ceiling and treat as a floor. The business was built on that same idea: that  excellence is not something you aim for on a good day. It is the way you operate.

With more than 40 years’ combined experience, TwentyThree Projects specialises in high end retail, hospitality, health and fitness, commercial and event projects across Australia  and New Zealand. We work with leading designers, architects, developers, stylists,  landscapers and tradespeople to turn complex briefs into real spaces. The approach is  practical and precise, with clear communication, strong planning and high workmanship  standards at every stage of the build. 

 

We have delivered projects for major local, national and international clients, with work  spanning some of Australia’s most recognised events, including the Australian Open, the  Formula 1 Australian Grand Prix and the Melbourne Cup Carnival. Our experience extends  to residential and mixed-use developments, with long-standing partnerships with Mirvac,  Wickton and other major property developers across Australia and New Zealand.

MEET THE TEAM 

 

Luke Michalsky, Director 

Luke has spent over 27 years in the cabinet making and shopfitting industry, beginning his  apprenticeship just a week before his 15th birthday. After a successful career as a  shopfitter, Luke co-founded TwentyThree Projects with a clear belief: that contractors and  staff should be valued just as highly as clients. 

 

Today, Luke brings a deep end-to-end knowledge of shopfitting and multi-site rollouts to  every project. His approach is grounded in honesty, collaboration and trust, with no silos  between teams and a focus on making every project an enjoyable experience for the client.  For Luke, success goes well beyond the finished space, building long term partnerships  that last well after the doors open. 

 

JORDAN BARRY, Director 

Jordan brings more than 18 years of experience across exhibitions, retail, activations and  shopfitting, having worked on major brands and national rollouts throughout Australia and  New Zealand. His career has taken him from large-scale exhibitions with Harry the Hirer to  managing Cadbury at OPG Global and later leading the Apple account at a previous  employer. This included time at Apple’s Cupertino headquarters and manufacturing sites in  China, before co-founding TwentyThree Projects. 

 

With a broad understanding of the entire shopfitting process, from design and approvals  through to delivery on site, Jordan’s approach is built around early planning,  communicating clearly and always staying one step ahead. Supportive, approachable and a  leader by example, Jordan believes exceptional service comes down to honesty, quality  workmanship and being dependable at every stage. 

 

Michael O’Dea, Project Director 

Michael leads project delivery, overseeing the planning, coordination and on-site  management needed to take each build from brief to completion. 

 

With extensive construction experience, he brings structure and certainty to complex  projects. His role covers program and budget management, subcontractor coordination,  quality control and site safety, keeping the work moving without losing sight of the detail. 

 

Michael’s strength is his deep, practical understanding of construction processes. He  knows what needs to happen on site, when it needs to happen and who needs to be across  it, giving clients confidence from the first stage through to final handover. 

 

Matthew Lister, Site Manager 

Matt leads TwentyThree Projects’ on-site construction team in Victoria, managing day-to day site operations across major projects. As one of our most experienced site managers, he brings strong commercial construction  knowledge and a practical understanding of how to keep a project moving. His role covers  site coordination, trade management, quality control and day-to-day problem solving. Matt is known for his eye for detail and calm approach on site. When challenges arise, he  works quickly to find practical solutions that keep the project moving and the work on  track. 

 

Paige Schramm, Project Coordinator 

Paige coordinates project delivery across retail and hospitality, bringing 12 years’  experience of complex fit-outs for major brands. Her role sits between clients, suppliers, trades and internal teams, keeping each stage of  the project organised and moving. She manages reporting, documentation, scheduling and  day-to-day coordination. Paige is known for her attention to detail and steady communication, keeping projects  clear, balanced and well managed from early planning through to completion.

 

PROJECT MANAGEMENT AND INSTALLATION  

 

TwentyThree Projects handles projects through a dedicated team of managers,  coordinators, site installers and trusted subcontractors. This structure allows us to manage  projects of different sizes and complexities with clear communication, strong coordination  and practical control on site. 

 

Our project managers and coordinators act as the main point of contact from planning  through to completion, keeping clients informed and the work organised at every stage. 

 

On site, our full-time installers work closely with a long-standing network of subcontractors  and specialist trades. These relationships have been built over years, giving us access to  reliable teams who understand our standards, our processes and the level of finish  expected on every TwentyThree project.

 

MANUFACTURING 

 

TwentyThree Projects manufactures joinery locally through in-house facilities in Melbourne  and Brisbane. This gives us greater control over quality, timing and production detail, while  supporting projects across Australia with national coverage. By managing manufacture in house, our team can work closely with project managers, installers and site teams to  prepare each piece for a more efficient fit-out process. 

 

Every item produced in our workshop is built to meet the project specification, with  workmanship, durability and finish checked before it reaches site. 

 

When a project requires additional capacity or a specific procurement approach, we can  source joinery through trusted offshore manufacturing partners. These relationships are well  established, giving clients access to flexible production options while maintaining  TwentyThree’s standards for quality and delivery.

 

TWENTYTHREE JOINERY 

 

We design, manufacture and install custom joinery for retail, hospitality, commercial and  event environments. 

Our in-house capabilities cover woodwork, metalwork and detailed fabrication, each built to  exact requirements. From retail fixtures and point-of-sale counters to office workstations,  fitting rooms, restaurant bars and high-volume rollouts, our team can deliver bespoke one off pieces, full fit-outs and bulk procurement packages at scale. 

 

Businesses with an appealing physical presence enjoy an increase in financial gains. Everything is built with precision, durability and finish in mind. Our workshop process gives  us control over quality, timing and cost, allowing us to meet demanding briefs without  compromising the standard of work. 

 

Our support continues well beyond manufacture and installation. Commercial fit-outs need  to perform under daily use, so we remain available for servicing, repairs, replacements and  adjustments when required. 

 

We also provide preventive maintenance programs to help extend the life of a fit-out.  Through scheduled inspections and practical upkeep, we help clients protect the quality,  function and presentation of their spaces over time.

 

ESTIMATING AND DESIGN 

 

We approach cost planning with the same standard as the build itself: accurate, transparent  and commercially practical. From the first quote, we work to provide a clear and  competitive price based on the scope, specification and delivery requirements of the given  project. 

 

For the project set-out, we use PYTHA, the most advanced 3D CAD system used across  interior design, furniture making, exhibition design and shopfitting. Our team receives  regular training to keep our drawing and programming capabilities current, allowing us to  create detailed drawings for our tradespeople, while also producing programs that  communicate directly with our workshop machinery.  

 

This gives us a more accurate build process, stronger preparation and greater efficiency  from planning through to production. 

Our estimating team works alongside a network of design firms built over more than 25  years. That depth of relationship means we can move between cost planning and design  support as the project requires, giving clients a more integrated approach from the early  stages of a brief.

 

OVERSEAS PROCUREMENT  

 

We manage overseas procurement through a network of respected factory partners, giving  our clients access to a broad range of world-class joinery and metalwork options. 

 

Every procurement package is planned against the project brief, material specification and  delivery program. We review drawings, materials, samples and production requirements  before manufacture begins, then monitor progress through every stage of production. 

 

This gives clients the benefit of international manufacturing options with local standards  and accountability. The materials are checked, the production is tracked and delivery is  managed so each item arrives ready for installation when required.

 

WAREHOUSING, FLEET AND LOGISTICS 

 

We manage warehousing, freight and delivery for projects both within Australia and  overseas. 

 

Our own fleet supports local transport and installation requirements, while our long standing relationship with Dutt Transport gives us the capacity to manage larger freight and  more complex logistics Australia-wide. 

 

We also provide warehousing for our in-house manufactured items, client-supplied goods  and project materials. This allows items to be stored, coordinated and released in line with  a project’s specific timelines. 

 

For national and international deliveries, we work through a trusted logistics network across  air, sea and general freight. Each delivery is tracked from dispatch to arrival, and managed  around project timings, conditions and site readiness.

 

HEALTH & SAFETY MANAGEMENT  

 

Health and safety is built into the way TwentyThree Projects manages operations. We work  to a ‘zero-harm’ culture, with the wellbeing of our team, subcontractors, clients and the  public prioritised at every stage of a project. 

 

Our approach is aligned with workplace health and safety (OHS) legislation, statutory  requirements, codes, standards and industry guidelines. These responsibilities are reflected  in our operations, helping us maintain safe, compliant and well-managed work  environments. 

 

TwentyThree Projects’ duties include: 

 

  • Implementing Work Health and Safety (OHS) management at each work site, in line  with legislation, statutory requirements, codes, standards and industry guidelines.  Observing all OHS rules and regulations, and acquiring and maintaining current  knowledge of OHS matters.  
  • Using the Hierarchy of Controls in all work activities to minimise OHS risks.  Being part of the planning and design stages of work and trade activities.  Communicating with all relevant parties to reduce risks, and leading by example in  promoting sound OHS practices.  
  • Ensuring safe equipment and plant is provided and maintained, and that substances  are used, handled and stored safely.  
  • Reviewing OHS reports, inspections and subcontractor documentation, and  following up on recommendations and corrective actions.  
  • Coordinating incident investigations and reporting to the site controller and relevant  authorities, as required.  
  • Coordinating OHS meetings, toolbox talks and site-specific inductions.  Monitoring OHS compliance on site, including against the OHS Management &  Subcontractor Handbook.  
  • Providing adequate facilities and welfare access for employees and subcontractors.  Providing OHS advice and assistance to employees.  
  • Carrying out site inspections to confirm OHS control measures are implemented and  effective.
